Risks & Coverage
What can go wrong at a Texas office or medical building, and the coverage to consider.
- 01
Equipment That Stops the Building
Elevators, chillers and electrical switchgear are expensive to replace, and standard property forms don't cover them breaking down.
Coverage to ConsiderEquipment breakdown for elevators, chillers and switchgear
- 02
Tenant Improvements
Who insures build-outs — you or the tenant — depends on the lease. Ambiguity creates double coverage or, worse, none.

Parking Lot & Garage Injuries
Slips, falls and vehicle incidents in owner-controlled areas are common office liability claims.

- 04
Medical Tenant Exposures
Medical tenants bring biohazard waste, imaging equipment and stricter lease requirements.

Questions
Office & Medical: common questions.
Who insures tenant improvements?
Whoever the lease says. Many leases make the landlord insure the base building and the tenant insure its own improvements and contents. We review the clauses so the coverage follows the lease.
Is elevator breakdown covered by my property policy?
Usually not. Mechanical and electrical breakdown is covered by equipment breakdown insurance, which we add to most office programs.
Do medical tenants change my insurance?
They can. Medical uses may change the fire rating and the lease requirements. We make sure the carrier knows the tenant mix, so it is underwriting the building as it is.
