Renewal

Definition

A renewal is the continuation of an insurance policy for a new policy period, usually another year. It is a chance for the insurer to update price and terms — and for you to review your coverage and compare options.

In Plain English

Most commercial policies renew every year. Before renewal, your agent usually gathers updated property values, a current statement of values and recent loss run reports, then prepares a renewal submission for the current insurer and, where it makes sense, other markets.

The insurer may renew on the same terms, change the price, deductibles or exclusions, or send a nonrenewal notice. Changes can be easy to miss, so compare the renewal against the expiring policy line by line.

Starting early helps. Many owners begin renewal work 60 to 120 days out, especially for larger or harder-to-place properties.

Example

Hypothetical and simplified: a warehouse owner's policy expires July 1. In April, the agent updates building values for current construction costs, collects 5 years of loss runs and shops the account. By early June the owner has offers to compare, with time to fix any issues before expiration.

Why It Matters for Texas Property Owners

On the Texas coast, insurers commonly stop binding new or increased coverage when a storm threatens — a binding moratorium. Renewing properties with June-to-November expiration dates early helps you avoid getting caught by one. Spring hail season is another reason to settle roof and deductible terms early.

What to Watch For

  • Update building values each year so limits keep up with rebuilding costs.
  • Compare the renewal against the expiring policy for changes in deductibles, exclusions and sublimits.
  • Order loss runs early; insurers usually want at least 3 to 5 years.
  • With commercial property pricing easing nationally in 2026, renewal is a good time to review and shop.
