Roof Age
Definition
Roof age is how many years have passed since a roof was installed or last fully replaced. Insurers rely on it heavily to decide whether to offer coverage, at what price, and whether the roof is valued at replacement cost or actual cash value.
In Plain English
Underwriters see older roofs as more likely to leak and to produce large wind and hail claims. As a roof ages, some insurers raise rates, apply higher deductibles, or switch the roof to actual cash value or a roof surfacing payment schedule. Some won't write roofs past a certain age.
Roof material matters too. Metal, modified bitumen, single-ply membranes and shingles all age differently. Insurers usually ask for the roof type, the installation year and the condition, and may send someone to inspect.
Proof helps. Keep invoices, permits, warranties and photos showing when the roof was installed. Without them, an insurer may estimate the age conservatively during underwriting or at claim time.

Example
Hypothetical and simplified: two otherwise similar warehouses apply for coverage. One has a 3-year-old metal roof with a permit and warranty on file. The other has a 19-year-old built-up roof with no records. The first may get replacement cost on the roof and a lower deductible, while the second may get actual cash value terms or a higher deductible.
Why It Matters for Texas Property Owners
Texas had 902 major hail events in 2025, more than any other state (III), so roof age is one of the biggest factors in Texas property pricing and terms. If you replace a roof after a hail damage claim, send the new roof's documents to your agent before the next renewal.
What to Watch For
- Keep the roof's installation date, permit, invoices and warranty in one file.
- Tell your agent when a roof is replaced or recovered, and send the documents.
- Ask how your policy values the roof: replacement cost, actual cash value or a payment schedule.
- Schedule periodic roof inspections and repairs, and keep the reports.
Common Questions
At what age does a roof become a problem for insurance?
There is no single cutoff. Each insurer sets its own rules by roof type and location, and terms often tighten as a roof gets older.
Does a roof coating or overlay reset the roof's age?
Not always. Insurers often treat a full tear-off and replacement differently from a coating or recover. Ask your agent how a specific project will be viewed before you start.
