Agency Lender Insurance Requirements (Fannie Mae Insurance Requirements)
Definition
Agency lender insurance requirements are the insurance rules that Fannie Mae and Freddie Mac set for multifamily loans they buy or guarantee. They usually cover property limits, deductibles, rent loss, liability and insurer ratings, and the lender must enforce them for the life of the loan.
In Plain English
Apartment owners with an agency loan often find these rules stricter than a local bank's. Each agency publishes its requirements in its multifamily seller and servicer guide, and they change from time to time. The loan servicer checks your coverage at closing and at every renewal.
Common themes include replacement cost building coverage, loss of rents coverage for a set period, ordinance or law coverage, maximum deductibles (including caps on a named storm deductible), flood coverage in high-risk flood zones, and minimum insurer financial strength ratings. Exact figures depend on the current guide and loan documents.
If coverage falls short, the servicer may ask for a waiver, require a change, or buy force-placed coverage and bill you. Start renewal planning early so there is time to fix gaps.

Example
Hypothetical: an apartment owner's renewal comes back with a 5% named storm deductible. The servicer says the loan documents cap that deductible at a lower amount. The owner's agent must either find terms that fit, or the owner must ask the servicer for a waiver before the renewal date.
Why It Matters for Texas Property Owners
For Texas Gulf Coast apartments, the main pressure points are usually named storm or wind deductibles and flood. In first-tier coastal counties, wind may be written by TWIA, and owners should check that TWIA's terms satisfy the servicer.
What to Watch For
- Get the current insurance requirements from your servicer in writing before shopping a renewal.
- Compare deductibles, rent loss period and insurer rating to the requirements line by line.
- Ask early about waivers if the market cannot meet a requirement at a reasonable price.
- Send evidence of coverage before the renewal date to avoid force-placed insurance.
