CMBS Insurance Requirements (Securitized Loan Requirements)
Definition
CMBS insurance requirements are the insurance rules in a commercial mortgage-backed securities loan. In these loans, many mortgages are pooled and sold to investors. A loan servicer enforces the rules. They are often detailed and strict about limits, deductibles, insurer ratings and terrorism coverage.
In Plain English
In a CMBS loan, the insurance terms are written into the loan papers. They are hard to change after closing. A servicer, not the original lender, usually checks your coverage each year.
Common rules include replacement cost property coverage and rent loss for a set time. They also often require terrorism insurance, a minimum insurer rating such as an AM Best Rating level, maximum deductibles and set liability limits. Exact terms vary by loan.
Waivers can be slow. So review the rules before closing, compare them with what insurers will offer, and ask for changes early. This works much like agency lender insurance requirements for apartment loans.

Example
Hypothetical: a CMBS loan on a shopping center requires a wind deductible no greater than a set percentage. At renewal, the market offers only a higher deductible. The owner must request a waiver from the servicer or pay more for a lower deductible.
What to Watch For
- Review insurance requirements in the loan documents before closing.
- Ask for clear written requirements from the servicer each year.
- Plan renewals early to allow time for waiver requests.
- Confirm your terrorism coverage meets loan terms.
